Pull up any portal and Clay looks like one market. Redfin puts the April 2026 median at $285,178, up 0.4% year over year, with homes going in 26 days. Movoto reads the same month at $312,450 with a 25-day median. Homes.com shows a trailing twelve-month median of $312,000, up 5%. Three feeds, three numbers, one town.

The spread is not a data error. It is the first clue that Clay is not one market at all. It is at least four school-district submarkets stapled together by a town line, with a fifth submarket, Radisson, that most buyers assume is part of Clay but technically is not. Layer in Micron's July 9, 2026 concrete pour at Caughdenoy Road and Route 31, and the map that mattered in 2023 is not the map you should be buying against in 2026.

The Five-District Problem Nobody Prices Into the Median

The Town of Clay's own website confirms that portions of five separate school districts lie inside town boundaries. Liverpool Central and North Syracuse Central cover the two largest chunks. Baldwinsville, Phoenix, and Central Square split the remainder. What the July 9 Concrete Pour Actually Changes

Here is what that means for a Clay offer written this month. The demand curve for housing within a reasonable commute of Caughdenoy Road and Route 31 is not going to arrive as a single wave in 2030. It is arriving now, in the form of Bechtel's construction workforce, and it will layer year after year as each fab is built out. The buyer competing with you in 2026 is often a household making a career bet on a job that does not exist yet. That changes what "well-priced" means. Radisson Is a Different Market, and It's Not Technically in Clay

Radisson is where the portal confusion gets expensive. Redfin reported a Radisson-labeled median sale price of $334,250 in January 2026, down 10.9% year over year. Buyers see that number, see the "Baldwinsville" address, and assume it maps onto the Clay figures. It does not.

Radisson is a planned unit development on 4.5 square miles bounded by the Seneca River on the east and Route 31 on the south. Empire State Development is the developer. When fully built, the community is planned for roughly 3,500 homes. It sits inside the Town of Lysander, not Clay, but shares the 13027 ZIP with Baldwinsville and is often lumped into Clay-area searches because of proximity and shared retail corridors.

Three practical consequences for a buyer:

  1. Radisson homes carry HOA assessments and architectural standards enforced by the Radisson Community Association. That covenant regime is priced into resale, both up and down depending on the buyer.
  2. All Radisson homes are in the Baldwinsville Central School District, which is not one of the five districts that touches central Clay.
  3. Snowplowing, permitting, and code enforcement run through the Town of Lysander, not Clay, so a buyer comparing tax bills and services between a Radisson home and a Bear Road home is comparing two different municipal governments.

If your search radius is drawn as a circle around the Micron site, Radisson is in it. If your assumption is that a Radisson home behaves like a Clay home on resale, the January 2026 -10.9% print is a warning that HOA-governed inventory moves on its own cycle.

Where the New Supply Is Actually Coming From

Redfin's April 2026 count of new-construction listings in Clay proper reads as zero at any given moment, which is misleading. The pipeline exists. It is just not sitting on the MLS as spec inventory.

  • Buckley Road, Clay: a shovel-ready, approved 130-unit market-rate multifamily development on a 9-acre parcel, marketed explicitly on its proximity to the Micron site.

The mix matters. Multifamily on Buckley absorbs incoming construction workers first. New townhomes at Treybrook absorb Clay downsizers who want to stay in the school system their grandchildren attend. Neither product competes directly with the resale colonial priced at $312,000. What they do is remove the marginal buyer from your comp set, which flattens the resale curve until Micron's hiring wave lifts everything again.

The Diligence Questions to Ask Before You Write an Offer in Clay

If a listing is priced against the portal median, work these questions before the inspection contingency runs:

  1. Which of the five districts is the address in, and does the tax map agree with the listing sheet? Assessors and MLS descriptions occasionally disagree on the border streets.
  2. Is the property inside the Radisson PUD? If yes, request the current RCA assessment schedule and the architectural covenants before you go firm.
  3. What is the driving distance to Caughdenoy Road and Route 31 at 6 a.m., not at 2 p.m.? Micron shift traffic will not resemble current commuter patterns.
  4. If new construction is on the table, is the plan price locked, or does it float with lumber and labor as the Bechtel workforce ramps?
  5. Are there recorded easements or utility corridors related to the October 2025 approval of the two-mile, 345-kV underground transmission line linking the Clay substation to the Micron campus?
